Wrong selection size!

Hi! I always loved the selection tool in XnView and used it for quick measurements. However XnView has a bug in selection size measurements. It seems to always measure 1px more than selection's real size. For reference I've created a simple 5x5 checkboard image and measured selection inside it. See below

P.S. Pierre, I also ask you to make a setting to alter the default behaviour of mouse selection. Currently it zooms the selected area unless you hold ctrl (and it also applies even to later resizing of selected region). As I said above I want to use XnView for quick measurements (as I do in regular Windows version) inside images so it's really uncomfortable to hold the ctrl every time. Please make this behaviour configurable. It'd also be nice if I could turn off/on the dimming of the outside of selection.
